Strategic Funding & Design

Once approved, funding is secured (90% from partners, 10% by Valentis) with a promissory note offering a 12% annual rate over 18 months. Simultaneously, surveys are ordered, and top architectural firms are engaged to initiate schematics, expediting timelines.

Transparent Financial Management & Permitting

Each property operates under a unique LLC with individual financing and bookkeeping. We secure funding through partnered banks and expedite permits via programs like “the Velocity Program” for rapid progression.

Dedicated Oversight & Sales

Project Managers oversee construction with 2-3 weekly site visits to ensure quality. One month before completion, a skilled Realtor team begins promotion. Post-sale (typically 1-2 months), loans and reserves are repaid, profits distributed, and partners receive bi-weekly updates via a shared Google Drive.
